01 — The area
Decks in Sunnyvale
Sunnyvale has larger lots than most of the surrounding area, and that changes what makes sense to build. There is room for freestanding structures away from the house — a covered outdoor kitchen, a pergola over a garden seating area, a pool deck that is not squeezed against a wall.
Larger properties also mean access is usually easier, which helps on cost: material that can be brought in by vehicle rather than carried through a side gate saves real labour hours.
Where lots back onto open ground, wind is more of a factor than it is in a dense subdivision. That matters for pergolas and covers in particular, because they present a lot of surface area, and it is another reason footings are worth doing properly.
02 — Sunnyvale
Acreage lots: the deck does not have to touch the house
Sunnyvale is built on large lots, and that changes the first question we ask. Everywhere else the deck goes at the back door because there is nowhere else for it to go. Here there is a choice, and the best spot on the property is frequently not against the building.
A freestanding deck or a pavilion placed where the land actually is pleasant — under an existing tree, at the top of a rise, facing the open side of the property rather than the neighbour's fence — is a different kind of structure and often a better one. It costs more in framing, because it needs its own posts on all sides instead of borrowing the house wall, and it needs a path to it. What you get is a destination instead of an extension.
In practice a lot of properties here end up with both: a modest deck at the back door for everyday use, and something more deliberate further out for when people come over. Splitting the budget that way is usually a better result than putting all of it into one very large deck against the house, which on an acreage lot can look oddly small anyway.
The design conversation is about orientation and prevailing wind rather than about square footage. On a big lot you can place a structure to catch the breeze and miss the afternoon sun, which is a luxury a quarter-acre yard does not offer, and it is worth spending a morning on site to get right.
03 — Sunnyvale
Septic fields, wells and where a footing cannot go
On properties with on-site wastewater treatment, the drain field is the single biggest constraint on where a deck can be built, and it is the one most often discovered late. A footing cannot go through a drain line, and a deck should not cover a field that needs to breathe and needs access for maintenance.
So before we design anything on an acreage lot, we want to know where the tank, the lines and the field actually are — from your records, from the county's, or by locating them on site. That is not a formality. We have seen plans that would have had to be redrawn entirely because the obvious place for the deck was sitting on top of the field.
Wells and their protective radius work the same way, as do propane tanks, buried power runs to outbuildings and irrigation mains. None of these are expensive to design around if you know about them on day one, and all of them are expensive to discover with an auger.
This is also why we are cautious about quoting an acreage job from photographs. On a small suburban lot a photograph tells you most of what you need. Here it tells you almost nothing about the half of the problem that is underground, and a quote that ignores it is a quote that will change.
04 — Sunnyvale
Elevation, long views and building for wind
Parts of Sunnyvale sit high enough to have a genuine view, towards the water on one side and across open land on the other, and the land itself rolls more than most of Dallas County. Both facts show up in the build.
Where there is a view, the rail becomes the main design decision rather than a detail. A standard timber rail at code height will erase precisely the thing you built the deck for, because the top rail lands near eye level when you are seated. Cable, metal picket or glass infill keeps the view and costs more; so does setting the deck a step lower so you look over the rail rather than through it.
Where the land rolls, a multi-level deck stops being a style choice and becomes the practical answer. Stepping a deck down the slope in two or three platforms follows the ground, removes the need for a tall skirt of posts on the low side, and gives you separate zones without building partitions.
Open exposure also means wind. A pergola or pavilion standing by itself in the middle of a large lot takes loads that an attached cover between two houses never sees, and it has to be engineered for that: deeper footings, larger posts, and bracing that is designed in rather than added when something starts to move.

Can you build a pavilion away from the house, with power and a fan?
Yes. The structure is our work; the electrical run is done by a licensed electrician, and we coordinate so the conduit goes in before the surface does rather than being chased in afterwards. Deciding on a fan or lighting at design stage costs nothing and retrofitting it costs real money.
Do you need to know where my septic system is before quoting?
Yes, and it is the first thing we ask about on an acreage property. A deck cannot be founded on a drain line or sit over a field that needs access and air. Finding it out at design stage is free; finding it out with an auger is not.
Is a multi-level deck much more expensive than a single platform?
More expensive, but less than people expect on sloping ground — because the alternative on a slope is a single high platform standing on tall posts, which needs more structure, a longer stair and a rail all the way round. On a genuinely flat yard, multi-level is a styling decision and does add cost.
How far out do you travel?
